I am in love with a girl that I know would be unhealthy to be in a relationship with.
I am unsure if this would-be relationship is about love, or lust, all I know is that I want her, and it's killing me because I know I shouldn't.

Maybe this girl wants to be with you too, if she has issues with you breaking up with her, I can tell you from my experience it's because some douche-bag down the line before you ruined her life and she can't express love vs unhealthy obsession, because she just doesn't know which is which.

Oh I almost forgot...
If you think she's unstable, tell her. It may hurt her feelings but at least your doing what only 25% (in my experience) of the male population does by telling the truth.
Work out the kinks first.
